Waterview Senior Apartments--I has 67 income eligible apartments and Waterview II has 24--income eligible and market rate apartments for persons 55+.-- This is a non-smoking property.-- Applicants do not have to live onsite.-- Pay is $16-$18 per hour.-- Approximately 20 hours per week.-- Flexible schedule but should be consistent.-- Must be avaialbe for on-call issues, including weekends.-- On-call rate is $21-$22.50 per hour. The Service Technician is--r esponsible for maintaining the--property--in a safe, attractive, comfortable condition.-- Assist in other types of maintenance, when necessary.---- -- Primary Responsibilities CORRECTIVE MAINTENANCE : Satisfies service requests per work orders, following company procedure. Enters at resident's convenience after proper noticeCompletes all repairs within the monthly budgeted maintenance hoursCleans up thoroughlyObserves condition of apartment and reports any unusual circumstances (e.g., size & number of pets)Leaves notice of work performed Assists with apartment make-ready procedures. PaintsCleans carpets, windows, appliancesServices appliances, plumbing, electrical fixturesRepairs or replaces old and faulty partsChecks and changes locksReplaces burned-out light bulbsAny duties assigned by Regional Manager or Director of Operations PREVENTATIVE MAINTENANCE: Complete preventive maintenance inspection checklist monthly and submit to maintenance supervisor of the following:-- Grounds ------ Inspect for:-------- Cleanliness, landscape appearance, potential problems and recommend future budgeted improvements.-- Building Exterior/Interior ------ Inspect for: Structural problems, leaks, cracks, cleanliness, damage and recommend future budgeted improvements.-- Building Equipment ------ Inspect for: Proper and safe operation and note needed repairs. -- EMERGENCY MAINTENANCE Is on-call for emergency duty when assignedIs familiar with power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrantsKnows emergency telephone numbers (e.g., 911, police, fire department, property manager, Maintenance Supervisor and Director of Operations.Follow all company emergency procedures -- OTHER Assists in maintaining inventory of tools, equipment and suppliesEstablish and maintain good relations with residents, prospective residents, vendors and co-workers.Assist outside contractors when services are requiredAssists office staff in delivering correspondence to residents, when requestedPicks up trash on property by assisting groundskeeper/housekeeper in maintaining cleanliness and safety of the propertyReports all needed repairs to Regional Manager or Maintenance SupervisorAssists with other types of maintenance when necessary and assigned by Regional Manager or Maintenance SupervisorMaintains confidentiality of Co-Workers, management, owners, past and current residents, vendors and all outside contractsAttend all instructional classes conducted by management Qualifications Education: Minimum high school diploma or equivalentExperience: Minimum three (3) years fulltime maintenance experienceLicenses: -- A valid driver's license and current automobile insurance is required.-- Travel to job sites is required.-- Reliable transportation.Own tools -- Required knowledge and skills: Ability to communicate clearly and effectively, verbally, electronically and in writing, with residents, other third-party contacts, as well as with company managers and principals, owners, and all other office team members.Mechanical aptitudeExhibits exceptional safety habits.Ability to diagnose and repair electrical, plumbing and mechanical malfunctions.Ability to perform drywall and carpentry repairs.Working knowledge of HVAC systems and various appliancesAbility to work as team Ability to work with the public and senior citizensAbility to maintain and establish organization within the his/her workAbility to operate a Computer, including email and light typingAbility to climb and work from an 8 foot ladder, ie change light bulbsAbility to work weekends or evenings for on-call workComputer Applications: -------------------------- Basic Computer skills The Sheboygan Press.Category: Building Maintenance, Keywords: Apartment Maintenance Technician
